We have converted to online foreclosure sale auctions. Some auctions were advertised under our original, in-person auction procedures. If the foreclosure number is 22-042 or larger, the foreclosure sale will occur online at GovEase. If the foreclosure number is 22-041 or smaller, the in-person bidding rules below still apply.

In Person Foreclosure 投标 Policy

The 太阳成集团tyc7111cc 公共受托人 holds a foreclosure sale every Wednesday at 10:00 a.m. at 109 8th St, Suite 204, Glenwood弹簧, CO 81601. If you wish to attend a foreclosure sale, please make sure that you are present and registered before 9:45 a.m. 太阳成集团tyc7111cc receives beginning bids from the foreclosing lender by 12:00 noon two business days prior to the sale, and will post the beginning bids on our website no later than 10:00 a.m. 销售前一天.

To bid at the foreclosure sale, bidders must submit a bidder registration form no later than 9:45 a.m. prior to the start of the sale at 10:00 a.m. Bidder registration forms are available in the 公共受托人’s office on the day of the sale. No emailed or faxed bidder registration forms will be accepted. Anyone wishing to observe the sale will be asked to register on our foreclosure sale sign in sheet.

投标

No cell phone use is allowed during the sale. If a bidder or observer is using a cell phone or is otherwise disruptive during the sale they will be asked to leave. If the 公共受托人 suspects any kind of fraud, collusion or abuse of the bidding process, she reserves the right to stop the sale and contact the property’s foreclosing attorney to postpone the sale to the following week. Bid rigging is a class 5 felony under Colorado law and punishable by up to 3 years in prison and/or a fine up to $100,000. Any occurrence of bid rigging will be reported to the Colorado 律师 General’s office for further investigation. The 公共受托人 also reserves the right to ban abusers of the bidding process from future sales.

The sale begins promptly at 10:00 a.m., and once it begins the foreclosing lender’s beginning bid amount will be read aloud and we will ask for other bids. 起拍价为50美元.00 over the lender’s beginning bid (rounded to the nearest $50 increment). Further bidding must be in increments of $1,000 and each bid placed must not advance the prior bid by more than $5,000. In order for a bid to be accepted, bidders are required to state their bidder number and the amount they wish to bid. Failure to do so will result in bids not being accepted. Once a bid has been entered, it is considered final.

付款

If you are the successful bidder, payment is due within one hour of the completion of the foreclosure sale. 付款 must be in the form of certified funds (cash, 银行本票, or wire transfer – instructions will be provided upon request). Large cash payments are discouraged. 成功的竞标者 who pay $10,000 or more in cash must complete all necessary Internal Revenue Service documents at the time of sale. If you are the successful bidder and you fail to remit payment, the 公共受托人 reserves the right to bar you from participation in future foreclosure sales.

A Certificate of Purchase is issued and recorded with the 太阳成集团tyc7111cc 书记及记录员 and a copy will be emailed to the successful bidder. The Certificate of Purchase will be issued only in the name indicated on the Bidder 登记 Sheet; however, Certificates of Purchase can be assigned to another party.

后出售

Valid junior lien holders have the right to redeem the foreclosure sale (see our policy on Notices of Intent to Redeem). 如果没有救赎, a Confirmation Deed will be issued to the holder of the Certificate of Purchase 10-15 days following the foreclosure sale and a recorded copy will be emailed to the Certificate of Purchase holder.
